Dibble's Land Development team is currently working with Newland to design Parcel A2 which consists of approximately 82 lots. This project is challenging due it sitting in a valley with hills to the north and south. As a result grading and drainage are large components of the project. The scope of work includes taking the project through pre-application to improvement plan approval.

Dibble's Land Development team revised Trilogy at Vistancia Parcel C12 to include a model home complex and redesigned the water and sewer lines to integrate with an existing 12-inch water line throughout Parcel C12. This re-design helped reduce the construction cost within the parcel. Dibble converted approximately 17 lots into the model home complex. This phase of the project required updating the grading, water, sewer, and paving plans. In addition, plating this model complex within parcel C12.

Dibble provided a complete drainage study and grading and drainage plans that included a stepped gabion spillway for the “North Pit” which currently serves as a retention basin for the single family residential development near 67th Avenue and Jomax Road. The drainage infrastructure was designed to retain 100 percent of the 100-year, 24-hour storm event to allow for future development in Phase III. Surveying, platting, and easement abandonment was also provided. Dibble is currently completing lotting Studies on Phase III.

    Dibble completed an extensive 3rd party review of the subdivision paving and storm drain, grading, water, sewer signing and striping and SWMP plans. Dibble identified several design alternatives with a potential construction cost savings of $200,000-$300,000.

      Dibble completed roadway improvement plans to accommodate a 2-phase construction timeline for Westland Road, which provides access to residential parcels to the north. The scope of work included phasing the paving, storm drain, and signing and striping plans.

        Trilogy at Vistancia is an approximately 1000-acre active adult community by Shea Trilogy located within the master planned community Vistancia. Dibble completed a Letter of Map Correction for approximately 1.5 miles of watercourse to remove approximately 50 lots out of the FEMA 100-year floodplain as a result of a mapping error.
