A New and Vibrant Life

This award-winning project redeveloped the former Coors Beer Distribution Facility in Downtown Phoenix. Considered part of the rebirth of the Phoenix Warehouse District, the Lincoln Union is located on 2.5-acres and will add 92,000-sf of prime office space in the heart of Old Phoenix. Adjacent to the Union Pacific Railroad and in a central location among the distribution centers that once represented the commercial heart and economic core of Phoenix, the Lincoln Union Redevelopment pays homage to the area’s rich history. Embracing adaptive re-use, the former Coors beer distribution facility footprint remains. With historic nods of the Coors beer signage and refrigerator doors, the space has been redeveloped and re-imagined to target business incubation and serve the needs of today’s innovators and startups.

Dibble’s scope of civil services included demolition, paving, grading, drainage, and civil utilities (water, sewer, fire) supporting the building expansion, hardscape site changes, and the existing parking lot. A Stormwater Pollution Management Plan was also included. The City updated and verified the sewer and water capacities. Old valves for the fire line were replaced and the fire line was modified and brought up to code. Water and sewer stubs for a new café were also implemented, and domestic water service to the main building was also updated and brought up to code. Dibble also created a Fire Line plan and relocated the fire line and Fire Department Connection (FDC).
Grading and drainage for the new parking lot plan reconfigured the ADA spots as well as the refuse area drive lanes, and driveway cuts in the right of way. Dibble also engineered underground retention tanks, shallow surface basins, drywells, a loading dock trench drain, and other new concrete and hardscape updates. A specialized drainage plan was also created, accommodating the unique patio area where a re-purposed train rail car sits in a recessed area that drains via its own storm drain.
