The First Medical Center Offering Acute and Ambulatory Care to the Sonoran Area

Dibble provided civil engineering services for this Construction Manager at Risk project to build a new HonorHealth healthcare campus at the I-17 and Dove Valley in Phoenix. We completed an analysis for the full 85-acre site to ensure sufficient infrastructure is available as the campus develops into a wellness community to reach a previously underserved area in the northern part of the Valley. Sonoran Crossing is the first medical center in the area to provide both acute and ambulatory care. The medical campus also offers comprehensive obstetrical/gynecological services, a newborn nursery, an outpatient surgery center, outpatient medical imaging, and an Emergency Department.

The first phase of the project included the development of a three-story, 210,000-sf hospital located on approximately 25 acres. The hospital features 70 beds with the capacity to expand to more beds in the future and includes a 24-hour Emergency Department, comprehensive obstetrical and gynecological services, newborn nursery, and surgery center, and outpatient medical imaging. The existing free-standing Emergency Department building located adjacent to the new hospital was repurposed to include an ambulatory surgery center, as well as other services such as breast and medical imaging.

Prior to beginning design, Dibble completed a detailed site planning exercise to select the location for the new hospital within the campus. Our civil engineering services included grading and drainage, stormwater management, off-site water main extension, on-site utilities, and a fire line.

Dibble also provided civil engineering services for the development of a new medical office building (MOB) adjacent to the hospital building. The development pad for the new MOB is approximately 3.25 acres and was considered in tandem with the hospital utility infrastructure design. The MOB was designed to complement the new hospital with efficient traffic patterns and parking serving the two facilities. Dibble ensured proper utilities were in place for the MOB and coordinated extensively with the adjoining neighborhood, Arizona Department of Transportation (ADOT), and City of Phoenix.

The Dibble team worked closely with the developer to efficiently build Phase 1 in such a way to strategically position for Phase 2 development. This included extensive planning for future site layout, utility and drainage infrastructure, traffic patterns, and other key areas to effectively plan for future build-out.
