Roosevelt Point
Located near 3rd Street and Roosevelt Street, the Roosevelt Point apartments in downtown Phoenix provide an urban, upscale living experience focused on undergraduate and graduate students at the Arizona State University Downtown campus. The $52M project comprises a seven-story north tower, an eight-story south tower, and a six-level parking structure, all densely developed on three acres. Adding complexity to the project, the three-acre site is separated into north and south halves with a public roadway, Garfield Street, that was incorporated into the site layout for the project. Amenities include two exterior pools, a community kitchen, and a fitness center. The project is designed for commercial mixed use at the north face of the project along the pedestrian-friendly Roosevelt Street. The exterior of the commercial space along Roosevelt Street was designed to encourage pedestrian traffic and offer flexibility for the build-out of the commercial space.

Dibble provided the civil engineering for this project. The density of the development required close coordination with the City of Phoenix to ensure the project met the new Downtown Phoenix Urban Form code, requiring multiple requests for variances and technical appeals where the project deviated from the latest code. Dibble designed the retention underground beneath the parking structure to maximize available surface space. The site being bisected by Garfield Street created challenges in connecting the two developed lots with utilities and making a positive pedestrian experience.
