Mixed-Use Design in Progress for Tempe Project

Dibble provides comprehensive survey and civil engineering services for the mixed-use development in Tempe, AZ. This development will include 950 new residential units and 14,248 square feet of restaurant space located on the southeast corner of Rural Road and University Drive.

As the project advances, Dibble supports the schematic design phase with a preliminary grading and drainage plan that illustrates existing site conditions, proposed grading, finish floor elevations, and retention requirements. We are preparing schematic design documents that include site demolition, grading and drainage, utility, and civil site plans. Our design addresses horizontal control for site features, stormwater conveyance, underground and above-ground retention facilities, and utility services for water, sewer, and fire protection.

Dibble coordinates closely with the developer, contractor, architect, plumbing engineer, and landscape architect to ensure seamless integration of all design elements. We are also preparing a draft drainage report, incorporating dry utility alignments for reference, and supporting the project through regular coordination meetings. A fire flow test is included to provide accurate data for building fire flow calculations.

Through detailed surveying, forward-looking design, and collaborative teamwork, Dibble is driving this project toward successful delivery while laying the groundwork for future development in the City of Tempe.
